Electric Hot Water Tank Repair & Wiring in Dartmouth
No hot water is more often an element or a thermostat than a tank that needs replacing. Home Style Electric diagnoses and repairs the electrical side of hot water tanks across Dartmouth, Halifax and HRM, which is a cheaper answer than the one most people are braced for.
Service calls start at $249.
Why is my electric hot water tank not heating?
In most cases a failed element, a failed thermostat, or a tripped high-limit cutout. All three are electrical, all three are repairable, and none of them requires a new tank. That is worth saying plainly because the assumption people arrive with is that no hot water means a replacement, and a replacement is an order of magnitude more disruptive.
The quick things to check before you phone: the breaker, and the reset button behind the access panel on the side of the tank. If the breaker is on and the reset will not hold, stop there and call rather than continuing to press it.
Is it the element or the thermostat?
They present differently, which is how the diagnosis starts. A conventional electric tank has two elements and two thermostats. If the upper element or thermostat fails you typically get no hot water at all. If the lower one fails you get a small amount of hot water that runs out unusually fast, because only the top of the tank is being heated.
That is a useful thing to notice before the visit. “No hot water at all” and “a few minutes of hot water then cold” point at different halves of the tank, and saying which one you have shortens the job.
Why does the water heater breaker keep tripping?
Usually an element that has failed in a way that draws more than it should, often because the element has cracked and the water is now part of the circuit. It can also be a deteriorating connection at the tank, or a circuit that was marginal to begin with.
It is not a breaker to keep resetting. A hot water tank is a heavy continuous load, and a breaker tripping on it is reporting something rather than being inconvenient. This one also has a way of getting worse gradually and then all at once.
Is it worth repairing, or should I replace the tank?
Age is the honest guide. A tank in its first decade with a failed element is almost always worth repairing: the parts are consumable and replacing them is routine. A tank well past that, especially one showing rust at the fittings or any sign of weeping, is a different conversation and one that belongs with a plumber.
What Jamie can tell you is which fault you actually have, which is the piece of information that decision needs. Getting the diagnosis before you shop is worth the service call on its own, because “the tank is dead” and “the lower element is dead” are different purchases.
Who does what, between an electrician and a plumber?
The split is cleaner than people expect. Water in and out, the tank itself and anything leaking is plumbing. Elements, thermostats, the high-limit cutout, the circuit, the disconnect and the wiring are electrical.
Where it overlaps is a tank being replaced: the plumber brings in the new tank and makes the water connections, and the electrical connection is checked and made off properly. Where a heat pump water heater is going in, the electrical side is a larger question because the circuit requirement changes.
What it costs
Diagnosis starts as a service call, from $249, and on this job the diagnosis is genuinely the work. Elements and thermostats are inexpensive parts; knowing which one has failed, and whether the circuit feeding the tank is part of the story, is what you are paying for.
Replacing the tank itself is not electrical work and is not something quoted here. If that turns out to be the answer, you will be told plainly rather than sold a repair that postpones it by a month.
Permits and inspection in Nova Scotia
Replacing an element or a thermostat is a repair to existing equipment and sits inside the exemptions in the Electrical Code Regulations, which apply where a construction electrician does the work and keeps a record of it. A new circuit for a heat pump water heater may fall inside the single-branch-circuit exemption, and anything requiring panel work does not. Our guide to doing your own electrical work sets out the wording.
Where a permit is needed it comes from Nova Scotia Power Inspection Services on the province’s behalf, not from the municipality.
Questions
Asked Often
Plumber or electrician for a hot water tank?
Electrician for the electrical faults, which is most of what stops an electric tank heating: elements, thermostats, the high-limit reset and the circuit feeding it. Plumber for leaks, for the water connections, and for replacing the tank itself. If there is no water on the floor, start with the electrical side.
Where is the reset button on a hot water tank?
Behind an access panel on the side of the tank, under a layer of insulation, usually a red button on the upper thermostat. It is a high-limit cutout, and it has tripped because something got too hot. Pressing it once is reasonable. Pressing it repeatedly is ignoring the thing it is telling you.
How long should an electric hot water tank last?
Long enough that a failure at eight years is usually a component and a failure at eighteen is usually the tank. Elements and thermostats are consumable parts and are replaced routinely; the tank itself is what eventually goes. Age is the most useful single piece of information when you phone.
Do I need a new circuit for a heat pump water heater?
Often yes, because a heat pump water heater is a different appliance from a conventional tank and its circuit requirement comes from its own data plate. It also wants air around it, which rules out some of the cupboards conventional tanks live in. Worth checking both before you buy one.

We hired Jamie's company last year after we bought a new house. The work was to remodel the electric wiring for a large house and install a separate 30 amp panel (to make two services in the house) and convert my old oil/hotwater heating to electric. Jamie and his people did the work very professionally and their price was very fair. He took care of all the communications with NS Power inspectors and made sure the inspection went as smoothly as possible. I also find Jamie is a very honest and kind person. I trust his work. It has been over 15 years since I owned my first house and hired numerous contractors for house fixes. Jamie is the best one.

These guys are good. I have multiple rentals and I only hire Jamie and his guys for my electrical issues. Not once they have disappointed me or my tenants.

Really went above and beyond on my reno. Both Jamie and his apprentice were friendly, honest, neat, and knowledgeable. I'd be as happy to have them over for dinner as I would be to recommend them to friends and family.

I didn't end up requiring their service, but just my interactions with them over the phone, and the way Jamie immediately made room for me in a busy day was very appreciated. While one never wishes for electrical issues, I'll definitely call this company with any future issues that might crop up.
